Correspondence Upon
receiving a rental receipt you will receive a complimentary PO BOX if a
box is available.
We do not accept your mail at the park address.
Utilities
Individual electric meters are read the last day of the month. At
that time you will receive a written receipt itemizing your usage based
upon current KWH Rates. Payment is due upon receipt.
There
will be a $5 late fee added to your utility bill after the 5th of the
month and possible disconnect.
Our deep water well is regularly tested according to ADEQ
specifications and requirements. This is for your safety. We
are on the town of Quartzsite public sewer system.
Moneys
There will be no reimbursement for any rent moneys
received should
there be an unforeseen emergency which forces the early termination of your
RV lot rental. We will credit you with the time/days left which may
be used within one year from the date of departure.
There is a $50 security deposit that will be returned as soon as its verified that
the lot has been left in acceptable condition.
If your RV has a washing machine there is a $5 surcharge per month. (Umbrella
clotheslines are acceptable)
Conduct
For dust control the speed limit is 5 MPH.
The fire lane must be kept clear at all times
Courteous and pleasant behavior in the park is appreciated. Foul
language, obscenity, illegal drugs, alcohol related acts and gestures will
not be tolerated. Thanks.
Please be considerate of our peaceful neighborhood.
Quite time is
from 11PM to 7AM
Tenants children shall remain on their own lot unless
accompanied by an
adult.
Vendors shall conduct their business outside the park, and tenants
wishing to have a yard sale will need to get permission.
Functions
We have community dinners, campfires and gatherings open to all who
would like to attend.
Guests
For security purposes the name, number and ID of your guests needs to
be submitted to the office
Pets
Pates are allowed with park owner
approval. pets must be on leashes at all times. No Exceptions.
This is a state law and is enforced health, safety and fairness to all
tenants. Pet droppig need to be bagged and tied and disposed of properly.
Insurance
Tenants should carry their own liability
insurance to protect against fire, theft, vandalism or Acts of God.
Laundry Facilities
The washers cost $1.25 per load and the
dryers are 75 cents. Rolls of quarters are available in the office.
Feel free to enjoy the library. If you take a book please
return it.
Recycling
There are cans located behind the laundry
marked for specific recyclable items. Please use the can crusher for
aluminum cans. Please save the tabs and turn them into the office
for Dialysis Charity. Plastic bottles need to be crushed. Milk
bottles and newspapers can be taken to the town hall recycling center.
Money earned from recycling is used to fund get-togethers in the park.
RV Sales
The right of residency in the park is not
transferable through RV sale.
Miscellaneous
Storage shed rental is available for $15
- $20 per month.
Permission is needed if you want to wash
vehicles or RV's in the park.
According to state law our park must
report all mobile homes and travel trailers that occupy a lot for more
than 30 days to the Accessors office.
Please keep your lot clean. If we
have to clean it we will charge $25
If your agreement with us expires or is
up for renewal we reserve the right increase or decrease the total rent or
change payment schedules.
All Garbage must be bagged and tied.
